Govt notifies new rules allowing comunidades to develop land with developers
Goa, Oct 25 – The Goa government has notified new rules allowing comunidades to develop their land by engaging private developers.

As per the notification, 20% of the developed area must be reserved for affordable housing for gaonkars (jonoeiros). The rules state that comunidades can invite bids from developers in proportions decided by their managing committees. The comunidade’s share will include amenity plots and the portion reserved for affordable housing, while the remaining developed plots will go to the developer after completion of the project. “The proportion so decided by the Managing Committee of Comunidade shall include the area of plots to be developed including the amenity plots which shall form part of the Comunidade share, of which 20% shall be reserved for affordable housing to Gaonkars/Jonoeiro, after deducting the area used to develop facility infrastructure and the remaining plots shall be transferred to the Developer, on completion of the proposed development, in the manner provided in rule 11,” states the notification.
